The Light Waterfront is a township developed by IJM Land on reclaimed land along Gelugor’s waterfront in Penang, over a period of more than a decade. Its three phases encompass residential, office, retail, cultural and entertainment developments. The upscale and exclusive individual developments within the township include The Light Linear, The Light Point, The Light Collection I, The Light Collection II, The Light Collection III and The Light Collection IV is considered the first phase of The Light Waterfront.
Each individual development within The Light Waterfront has its own unique features. Some incorporate an automation system into the units to provide residents with a seamless way to control lighting and ventilation, as well as monitor their homes’ condition whether they are at home or away elsewhere, while others have private sea-facing swimming pools.
The Light Waterfront is situated next to the Tun Dr Lim Chong Eu Expressway, also known as the Jelutong Expressway. On one hand, this results in added convenience for those who need to get to Georgetown, which is about 10 minutes away, as well as Jelutong, Bayan Lepas and Batu Maung. However, residents and visitors need to make a huge U-turn to access and exit the development.
The Light’s waterfront linear park is planned as a natural buffer for sound and fumes, in an attempt to alleviate the sound and air pollution caused by the traffic passing by the busy highway in front of the development. It offers a long bicycle and jogging path leading from Bandar Sri Pinang in Jelutong, past The Light and extending further south.
With The Light Waterfront’s proximity to main roads like Jalan Sultan Azlan Shah and Jalan Tunku Kudin, in addition to Georgetown and other matured townships, residents have access to various facilities, be it educational, medical or retail. For example, within a radius of 6km residents can reach the E-Gate commercial area, Tesco hypermarket, SK Sungai Gelugor and SMK Datuk Haji Mohd Nor Ahmad.
The nearest bus stop is near the linear waterfront park of The Light Waterfront, along the Jelutong Expressway. It can be reached in approximately 5 to 10 minutes on foot, depending on where one is staying in the neighbourhood. Buses 401E and 307 serve the bus stop on their way from the jetty in Georgetown to Balik Pulau, and the jetty to Bayan Baru and Batu Maung respectively.
